Tiny New Castle Island Rides Out The Storm In 2007- Average Sale Price Over $1 Million

Six of the twenty homes sold on New Castle Island last year were at Wentworth By The Sea - all six were over a million dollars. Prices ranged from $1,025,000 to $1,800,000 and included sales in Ducks Head, Mill Pond and Marina Heights.
The top end of the price range on the island for 2007 was $3,300,000 for a waterfront home with deep water dock and mooring on the Piscataqua River providing boating access to the Atlantic Ocean.

New Castle actually saw an increase in sales from 2006 when there were just a dozen sales. The average listing price was up 8.1% to $1,269,780 and the average selling price was up 14.3% to $1,145,728. The listing price to selling price difference narrowed 5.6% to 90.2%. Time on market tightened up to 186 days on market down from an average of 203 days in 2006.
Currently there are just twelve homes for sale in New Castle ranging from $2,900,000 to $649,900. New Castle’s combination of seaside New England charm, relatively low property taxes with no state income tax, upscale amenities, and a small supply of available properties should contribute to the island’s continued popularity in the years to come.
