Condominiums Sold For 97.7% Of Asking Price On Average In July

26 condos went up for sale in July with an average asking price of $406,256 which was up significantly over the June average listing price of $283,900.

New contracts were down nearly 50% from June. 13 condos went to contract with an average listing price of $333,154.

14 condo sales closed at an average of 97.7% of the asking price. The average sales price for closed units was $301,667.

$560,000 set the top end of the scale with the sale of a new construction downtown luxury 2 bedroom condo. Other July sales included three at Tidewatch and three at Springbrook.

Condos Slightly More Popular Than Homes In June

19 Condos units went on the market in June with an average asking price of $283,900.

Condos ended up being slightly more popular than single family homes in June.

The June market saw 25 condos under agreement to sell with an average listing price of $368,812 - in the same period 19 single family homes went under agreement.

The average selling price of the 20 condos that closed was $229,126 which was an average of 2.9% less than the listing price. Days on market continued to hover around the five month level at 156 DOM.

Sales were spread around Portsmouth with six sales at the Cedars, three at Springbrook, two at Nobles Island and one at Tidewatch that represented the the high end sale at $429,000.

In Downtown Portsmouth New Construction Condos Continue To Sell

20 Condo and Townhouse units went up for sale at an average listing price of $320,808.

20 units went under agreement with an average listing price of $340,725.

Number of closings was down slightly from April with 14 transactions total. Average sale price was up over April at $331,914 at an average of 93.7% of asking price.

Three new construction condos in Downtown Portsmouth closed in May with one three bedroom luxury unit setting the top of the range by selling for $768,000.

Spring Market Continues To Bloom For Condos

Portsmouth saw more condos sell than single family homes in April.

18 condo sales closed in April, which was as many as closed in February and March combined. The average closed sales price was $308,661 which was 97.4% of the offered price on average. Time on market hovered around the five month mark with an average of 158 DOM.

The entry point to the market was a two bedroom at Springbrook that sold for $170,000. There were multiple sales at Spinnaker Point and a new construction townhouse sold at Tidewatch for $560,000. The high end of the price range was represented by a luxury condo just off of Market Square that closed for $695,000.

There were 12 units that went under agreement for sale. The average asking price was $223,867.

32 Condominiums went on sale in Portsmouth in April at an average asking price of $373,853.

Downtown Portsmouth Penthouse Sells For Over $1.2 Million

26 Condominiums made their way to Portsmouth market in March at an average asking price of $413,600.

Pending sales were up 50% over the previous month with 18 units going under agreement for sale. The average asking price was $319,500. Time on market hovered around the five month mark with average of 152 DOM.

The eleven condo sales that closed sold for an average of 99.1% of the asking price. Average selling price was $361,812.

The top end of the sold price range was for a luxury three bedroom penthouse in Downtown Portsmouth for $1,237,500.

Downtown Portsmouth Condo Sale Tops One Million Dollars in February

February saw 20 condos hit the market at an average listing price of $466,545.

Pending contracts increased over January to 12 total with an average listing price of $360,867 and an average days on market stretching past the five month mark to 157 days.

Seven condos closed with an average sales price of $211,633 which was 96.9% of the asking price. The average DOM for those sales was 69 days.

Sold condos ranged from a one bedroom on State Street that sold for $122,000 to a newly built two bedroom at 10 Congress for $1,048,900.

In 2006 174 Condominium and Town House units sold for an average of $304,906. On average the units sold for 97.4% of the asking price and were on the market for 111 days. The total selling price of all closings in 2006 was $53,053,728.

January 2007 saw 15 condos put on the market in Portsmouth at an average listing price of $396,533.

During the same period 15 condos went under agreement with an average listing price of $374,813 and 125 average days on market.

9 condo contracts closed at an average selling price of $366,333 which was 96.9% of the asking price on average and an average 133 days on market.

Sold condos ranged from a two bedroom at Riverbrook that sold for $160,000 to two notable sales at the top end of the price range. Both notables were part of high profile new construction projects in Downtown Portsmouth. A 2 bedroom condo sold at 10 Congress Street for $777,000 and a 2 bedroom unit sold at Harbour Hill for $625,000.
