A Rye oceanfront 1920’s vintage summer home at Straws Point sold for $3,500,000 establishing the high end for October. Also of note - a shingle style home on Harbor Road sold for $2,100,000. There was one condominium sold in October at Rye Shores for $520,000.

In total, seven properties closed in October, up from three closings in September. The average selling price was $1,095,700 which was 91.3% of the listing price on average. Time on market was an average of 143 days.

There were five properties that reached agreement to sell with an average listing price of $945,780.

Just five properties went on sale in October - the average asking listing price was $324,052.

Rye saw three property sales close in the month of September with an average selling price of $391,667 which was 97.6% of the asking price. Average time on the market was nearly nine months at 266 days. This was the lowest number of closed sales in a month in Rye since March. A home on Big Rock Road sold for $500,000, setting the high price point for September.

Inventory continued to come on the market as 20 new listings went up for sale with an average listing price of $912,350.

Seven properties went under agreement to sell with an average listing price of $1,054,829. This is consistent with the number of pending sales in recent months.

There were ten closed sales in all during the month of August. The average selling price was $803,250, which was 91.2% of the asking price on average. Time on market averaged 173 days.

Seven properties went under contract for sale with an average listing price of $725,714.

As in June there were a half dozen closed sales in July. The average selling price of $863,733 came in at 91.8% of list price on average. The average time on market was a relatively short 67 days.

There were six properties that went under contract for sale with an average listing price of $812,283.

There were 12 new listings that came on the market with an average listing price of $862,642.

Rye saw 18 homes come on the market in June - the average listing price was $1,222,656. This was the third month in 2007 where the average new listing price was a minimum of one million dollars in Rye.

Half a dozen homes sold in Rye during the month of June. Selling prices ranged from $389,000 for a three bedroom to $975,000 for a four bedroom home at Forest Green. The average selling price was $619,833 which was 95.3% of the listed price on average. Average time on market was 141 days.

Seven properties went under agreement with an average asking price of $850,129.

The big real estate news in this month’s edition of the Rye Market Report was the sale of an oceanfront property on Jenness Beach. The luxurious Ocean Boulevard residence boasts 15 rooms and over 9,000SF and sold for $6,566,000.

There were a total of six properties that sold in May. The record sale spiked the average selling price to $1,459,417. The asking price at the time of that sale was $7,850,000 which depressed the average asking to selling price percentage significantly to 86.9%. Adjusting that sale out of the numbers brings the listing price to selling price differential to 98.65% and the average selling price to $445,580.

Seven homes went under agreement with an average list price of $560,386.

Seventeen properties came on the market in May with an average listing price of $895,176.

The average new listing price was under $1,000,000 for the first time in three months as 10 homes were put up for sale with an average asking price of $838,790.

The average asking price for the five homes were put under agreement in April was $2,075,780.

There were six sales with an average selling price of $754,833 which was an average of 89.8% of asking price. That average percent of asking price statistic can be put in perspective when we see that the property that set the high sales mark in April sold for $2,100,000 while the listing price was $2,499,000. The almost $400,000 difference heavily skews the list to sell percentage when there are only six properties in the average (removing that sale from the mix brings the average to 95.6% of the listing price)

That being said, the high end was set by a custom built home of more than 7,500SF on South Road that sold for the previously mentioned $2,100,000.

I hope that this ends up being the shortest Rye Market Report for 2007! Rye saw one closed sale in March. A new construction town house at Rye Shores on Ocean Boulevard sold for $716,500 which was 95.5% of the listed price.

8 homes were put under agreement with an average listing price of $670,225.

Sellers anticipated the rapidly approaching spring market and put 21 homes up for sale with an average listing price of $1,014,938. This was the second month in a row with the average listing price in the seven figure range.
