North Hampton, NH - Single Family Home Sales - 2007 Recap
There were two significant sales along the Atlantic Avenue corridor. An 8,000 SF estate on Dancer’s Image Lane sold for $4,000,000 and a 6,800 SF residence on Atlantic Ave sold for $2.7MM. A third home along Atlantic sold for $1,050,000.
Overall nearly 20% of the properties sold in North Hampton were north of the $1,000,000 mark - including a property on Cotton Farm Lane in The Boulders that changed hands twice in 2007. An oceanfront beach house on Ocean Blvd sold for $1.56 Million. There were three sales on Mill Road that were over seven figures and another sale that was close to that mark at $945,000.
There were three sales on Squier Drive in Mill Place, an upscale neighborhood with wide winding streets and sizable custom homes just off of Mill Road. Sold prices ranged from $935,000 to $1,060,000.
Throughout the year a total of 98 houses were put on the market with an average asking price of $853,375. If you are curious - there were 114 houses that came on the market the previous year.
North Hampton sales up in 2007
In all there were 54 homes that sold in 2007, up from 33 closings in 2006 - a 64% bump up in transaction volume year over year. The average listing price was also up 23.1% to $753,138. Average selling price up as well 18.5%.
What was down?
The difference between the last asking price and the selling price widened to 9.1%, partially due to the two most expensive home sales - one sold for $595,000 below last asking price and the other sold for $790,000 below the last reported asking price.
The average time on market stretched out to 179 days, 27.9% longer than in 2006.
