Greenland Bucked Trend In Home Values, Average Sale Price Up Slightly From 2006

In 2007 the average selling price for Greenland homes increased to $479,478 - up 5.7% from 2006. The listing to selling percentage stayed the same as 2006 - homes sold for 95.9% of the listing price for the second year in a row. Not only that, but the time on market stayed in the same range, lengthening by just 3 days to 130 days on market.

Greenland again bucked the trend in many seacoast towns with a slight increase in new listings for sale in 2007. While the number of houses that came on the market was up 9%, the average asking price saw a double digit percentage drop to $491,802, down from $556,476 in 2006.

If there was a dull spot in the Greenland home market it was pending sales. This measure of sales activity was down significantly. While there were 48 pending sales that was just 76.2% of the 63 pending sales in 2006.

Notable sales included a waterfront property on Bayridge Road for $1.16MM and a Tidewater Farms home with views of Great Bay for $1,025,000.
