Rye Sees Average New Listing Price Below One Million For First Time In Three Months

The average new listing price was under $1,000,000 for the first time in three months as 10 homes were put up for sale with an average asking price of $838,790.
The average asking price for the five homes were put under agreement in April was $2,075,780.
There were six sales with an average selling price of $754,833 which was an average of 89.8% of asking price. That average percent of asking price statistic can be put in perspective when we see that the property that set the high sales mark in April sold for $2,100,000 while the listing price was $2,499,000. The almost $400,000 difference heavily skews the list to sell percentage when there are only six properties in the average (removing that sale from the mix brings the average to 95.6% of the listing price)
That being said, the high end was set by a custom built home of more than 7,500SF on South Road that sold for the previously mentioned $2,100,000.
